If you are a homeowner, I’m sure you have heard the phrase before….location, location, location.  This and many other factors play key roles in determining the value of your property.  Locations on busy roads, near commercial areas and other factors might not be as attractive to homebuyers.  Another factor to consider when pricing your property is the condition of the property.  If the home needs work, the price needs to account for that.  The most important key to selling your home is pricing.  Price it too high, it will not sell.  You don’t want to be chasing the market.  Pricing properly from the start will attract the most buyers and exposure for your home.

Tips for Selling your Home in Winter – BRRR!

Winter can be a challenging time to attempt to sell your home but some simple tricks can help get the buyers out of the cold.  First, turn up your thermostat.  Make sure the home is warm and inviting by keeping the temperature inside toasty; if you have a woodstove or fireplace use that as well.  Second, make sure you are thorough with snow and ice removal on the driveways and walking paths.  A prospective buyer will want to explore a little and check out the exterior of the home.  Make that possible for them by clearing a path.  And finally, make sure to note winter activities that are nearby, such as skiing, snowshoeing, snowmobiling.

Happy New Year! 2013 Year In Review

Looking back at 2013, in terms of real estate, it wasn’t a great year and it wasn’t a bad year.  Once could easily say that the market seems to be getting better.  Home sales are up from 2012.  In terms of single family sales in Windham County as reported by nnerenmls.com, there were 435 closed sales in 2013 ranging from $30,500 to $3,850,000.  This number is up from 2012 when there were only 383 closed sales.  Moving into 2014, many economic forecasters predict the market gaining more momentum!

The Most Popular Real Estate Websites?

 

According to NAR, the National Association of Realtors, the top ten real estate websites get over half of the real estate web traffic.  The top real estate website is Zillow.  Followed closely by Trulia and then Realtor.com comes in at number three but with less popularity than the first two.  What makes these sights so popular?.  Easy navigating, powerful tools and easy access to information all seem to be the key.  Also, getting to the top of the search engine rankings helps too.
